Ian Morrison

CEO / Founder

Ian has over 30 years of experience shaping and leading complex development projects across multiple sectors, many in joint venture, with the last 10 years, focused on building development businesses and shaping exceptional teams.

Whilst at Grosvenor, he spent 14 years leading the development business in London, building and executing a £3bn development pipeline covering super prime residential, West End office and luxury hotels.

Following this, Ian stepped into the CEO role at Craigewan, overseeing the planning and procurement of the £1.5bn St Johns Wood Square scheme.

In 2018, Ian founded Beyond with an ambition to build on his passion and expertise to shape great places with a lean, entrepreneurial and high performing team.

Tom Dolan-Bent

Executive Director – Development

Tom brings over 20 years of experience in leading teams to deliver complex projects across various sectors, both in consultancy and client-side roles. He is deeply passionate about creating exceptional destinations, communities, and workplaces. His diverse background enables him to approach projects from multiple perspectives, prioritising quality and risk management at every stage.

During his time at Deloitte, Tom played a key role in some of the UK’s most complex projects, including the masterplan and delivery strategy for the Old Oak & Park Royal Development Corporation, aimed at providing approximately 25,000 new homes and 60,000 jobs. At Craigewan, he acted as development manager for the £1.5 billion St John’s Wood Square residential scheme. More recently, he led the development and implementation of a business plan to deliver 4,500 new homes in the London Borough of Lambeth, and masterplanned a 65-acre site in East London for around 1 million square feet of industrial space alongside 5,000 new homes.

Tom prioritises open and collaborative engagement with all stakeholders, ensuring projects maintain a commercial focus while delivering placemaking, sustainability, and social value.

Rob Cox

Director of Project Management

Rob has over 30 years of multi-sector and large complex project experience working as a consultant, an investor and a developer in the UK and internationally. 15 years were spent as a Senior Partner at EC Harris / Arcadis delivering major projects, leading teams and business units, and managing client relationships.

As CEO for Delivery for Pure Data Centres during their start-up phase, Rob helped grow the business from around 15 to 200 people. Additionally, Rob established and led the Technical Assurance across Europe for Victoria Asset Management (Oaktree Capital Management).

Rob’s sector experience includes commercial offices, corporate real estate, residential, retail and shopping centres, hotels, data centres, industrial and logistics, and renewables. Rob is known for his passion and ability to develop high performing teams delivering projects to time and budget.

Ben Davies

Senior Development Manager

Ben joined Beyond in 2021, and initially played a key role in rationalising our client’s property portfolio through strategic asset management, non-core asset sales and the acquisition of new opportunities.

Now leading the development of Beyond’s key industrial assets, Ben challenges wider project teams to achieve our vision and ambition whilst remaining commercially viable.

Ben is responsible for the identification, acquisition and delivery of industrial projects reviewed and undertaken by Beyond. Ben has a wide-ranging network in this sector across investors, developers and agents, alongside all key specialisms of project delivery.

Ben trained as a Chartered Surveyor and gained his MRICS in 2019. His previous experience covers investment, development consultancy and valuation.

Austin Barker

Asset / Development Manager

Austin joined the Beyond team in 2024 as a Development and Asset Manager, where his principal role is to oversee the day-to-day asset management for Beyond’s key client portfolios and support on the delivery of our industrial and commercial development projects.

Austin has over six years of experience in commercial real estate across multiple sectors, spanning a range of specialisms. Prior to joining Beyond, he formed part of the Industrial and Logistics team at Montagu Evans, offering asset management and development guidance to an array of clients.

Austin is passionate about the built environment, placemaking and collaborative teamwork. He is committed to delivering projects that are not only impactful today but also responsibly designed to future-proof buildings for generations to come.

Janie Mackay

Project Manager

Janie joined the Beyond team in 2024 as a Project Manager, where her principal role is to oversee the day-to-day project management for Beyond’s key clients property portfolios.

Janie is an experienced Project Manager with a strong background in managing high value projects, most recently with Hines Australia. She has worked on a variety of projects with a GDV in excess of £1bn, covering both the industrial and commercial sectors.

Passionate about building long term relationships, Janie firmly believes that team cohesion underpins successful projects. She is dedicated to deliver high quality schemes that positively impact people and businesses in local communities.

Richard Mander

Consultant FD

Richard joined the Beyond team in 2022, and is responsible for its finance function and corporate governance.

Richard has over 25 years of experience in the real estate sector. He spent 13 years with Grosvenor where he was responsible for project finance on the £1bn Liverpool One scheme, as well as leading the development finance team on over £0.5bn of development schemes across all sectors. Richard subsequently spent 5 years as Group Finance Director for Peer Group, a private family property business with over £0.25bn of property assets refinancing all their facilities in his time with the company.

Richard has worked with and reported to the whole spectrum of JV partners including US Private equity, UK institutions, private family offices and corporates.
