Beyond’s purpose is simple – to create The Future Beautiful™

As place creators we are inspired to re-energise under-utilised and unloved places to create environments that encapsulate the imagination and respond responsibly to the social and environmental challenges of the communities we touch.

We are a diverse team that draws on our extensive experience of place making and complex development projects, covering development partnerships, development advisory and strategic project management.

Our strength and passion combines our Core Principles with an unrelenting pursuit of excellence in everything we do. To achieve this, we recognise the value in forming long lasting alliances, with partners and companies, that share the same core values and ambitions to invest responsibly and deliver long term lasting impact.

The way we do business is as important to us as the business we do. Our core values and behaviours convey our passion, care and humility in working with others whilst always being our authentic selves and having fun.

We recognise the importance of working with great partners and talented, creative people. People are the foundation to making The Future Beautiful a reality.

Core Principles

We are driven every day by our passion to create The Future Beautiful™. To achieve this we take a fresh approach to property and partnerships, guided by the infusion of our three core principles:

Think
Beyond

An unrelenting, creative and curious mind that challenges the norm, pushes the boundaries of imagination and unlocks the potential of the people we work with. We recognise the value of working with like minded partners, focused on a single goal.

Improve
people’s lives

Enhancing the social value of the communities we touch and building a legacy for future generations. We focus on unlocking opportunities to improve the physical and emotional well-being of the people and communities we interact with along the development journey.

Safeguard
our world

Protecting our planet and reconnecting with nature forms an essential part of the vision for every project. We acknowledge the challenges in this space but we always act responsibly to shape solutions and optimise technology to make a better world.

Meet our team

The ability to imagine, re-energise and create places that respond to the changing expectations of our customers is more important than ever. Our purpose and way of thinking about property has to tackle head on the environmental, technological and social challenges in the world today. I am in no doubt that this will be achieved by working with great teams and partners that think differently, push boundaries and go beyond the norm.
Ian Morrison Founder/CEO, MRICS
Successfully delivering thoughtfully designed, sustainable new communities and workplaces that re-energise and regenerate places is my passion. In my 20 years’ experience with major consultancies and developers I have advised on some of the most complex projects in the UK, working collaboratively to unlock value and realise delivery for both the public and private sector. I see a key element of effective delivery being to embed quality at every stage and to ensure all projects are at the leading edge of thinking.
Tom Dolan-Bent Executive Director, MRICS
These are really challenging times for the property industry, accentuating the need for both a robust and innovative approach to the way we deliver projects. Great customer experience has to be at the heart of everything we create achieved by collaborating with likeminded teams, embracing sustainability, technology and our surroundings I have over 30 years of multi sector experience working as a consultant, an investor and a developer and the one thing that hasn’t changed is the need to set up our projects for success if we are to control risk effectively, the root cause of failure. This requires strong leadership, building the right team, embedding the right culture, and providing a clear brief and route map for delivery.
Rob Cox Director of Project Management, MRICS
I believe strongly in understanding our end users' expectations and how consumer trends influence the role and performance of buildings and places. My background across investment, asset management and development allows me to view our market from different perspectives.
Ben Davies Senior Development Manager, MRICS
Whether the economic outlook be good or bad, the one constant is the need for rigorous analysis and relevant financial structuring when considering real estate investment and development. In over twenty years, I’ve experienced everything from large scale urban regeneration to single unit investment. This experience of a broad spectrum of property finance twinned with an impartial approach allows me to provide guidance and advice to property professionals helping them to maximise the return from their opportunities.
